Florida House Bill 803 exempts single-family homeowners from obtaining local building permits for residential projects valued under $7,500. However, please note that municipalities may still require permits for electrical, plumbing, structural, mechanical, or gas work, regardless of the project's cost.

What the Exemption Covers
Projects valued under $7,500 that involve minor aesthetic or cosmetic updates generally no longer require local government permits. These include:

  - Minor landscaping and small garden projects
  - Painting and wallpapering
  - Installing or repairing floor coverings (carpet, tile, vinyl)
  - Minor exterior work, such as replacing window screens
  - Non-structural cabinetry, shelves, and trim work

Work That Still Requires a Permit
Even if a project costs less than $7,500, local governments and county property appraisers may require permits and inspections for the following:

  - Structural Work: Additions, alterations, or repairs to load-bearing walls.
  - Systems: Any electrical, plumbing, gas, or mechanical installations.
  - Specific Structures: Fences (particularly those over 6 feet or made of masonry), detached sheds, and concrete pours for driveways or walkways typically require zoning or building approval.
